If you live in a climate with extended periods of either cold temperatures or warm temperatures (or both), then proper attic ventilation is important to the longevity and performance of your roofing system.  In fact, asphalt shingle manufacturers’ warranties may require minimum levels of attic ventilation as a condition for coverage.

The primary benefits of attic ventilation in the cold months is the elimination of moisture that may penetrate the attic from inside the home (showers, laundry, cooking, etc.) possibly causing condensation that might damage the roof sheathing and ice dam creation.  In the warm months proper ventilation will assist in moderating both temperatures within the attic (helping to protect any stored items) and the roof surface itself thereby lowering energy costs and increasing roof life.

Attic ventilation can either be achieved by passive ventilation or powered ventilation systems.  Passive systems are by far the most common systems and they operate by having air vents on the roof that allow hot air to escape.  Powered systems also have air vents on the roof but they have powered fans that assist in removing the hot air within the attic.  Crucial to the operation of both systems is adequate ventilation areas in the eaves.

Roofing Materials: Pros and Cons

Perhaps you are contemplating replacing your roof but are wondering if a different roofing material than what you currently have might be a better choice.  There are pros and cons to all roofing materials which we discuss briefly below. 

Asphalt shingles are by far the most popular roofing material both with homeowners and roofing contractors.  They come in a variety of styles and colors which make them easy to enhance or maintain the exterior appearance of your home.  Also, asphalt shingles provide a good value as they are a very durable and relatively inexpensive material that provides excellent waterproofing ability for 20 to 50 years depending on the product that is chosen.  However, as a general rule asphalt shingles may have a shorter life than some other roofing materials.

An increasingly popular choice for upscale homes is tile roofs which offer a sophisticated style and appearance.  This material has an expected life of up to 100 years due to not being vulnerable to rot.  However, the benefits must be weighed against the high cost of tile and the level of expertise required for installation in order to determine if a homeowner will receive a return on their investment based on how long they will actually live in their home. 

Finally, wood or cedar shakes are another choice particularly suited for those that have an inclination toward utilizing a renewable resource especially if recycled wood is part of the material.  They also produce a more environmentally friendly runoff which is appealing to some homeowners.  However, their expected life is not greater than asphalt products and wood is certainly not the most resistant to fire hazards.

Tips for Choosing a Roofing Contractor

When it comes time to replace your roof, or if you just need repairs, choosing a reputable contractor with a proven track record for performing superior work is important.  A new roof is a large investment and critical to the protection of your entire home.  Spending some time learning how to evaluate a roofing contractor will definitely help you achieve your goal of the best roof for your home at a fair price.

The National Roofing Contractors Association (NRCA) has published an excellent set of guidelines to assist consumers in selecting a quality roofing contractor.  Some of the most important guidelines are:

Check for a permanent place of business, telephone number, tax I.D.# and business license (if required by their locale) 

Insist on seeing copies of the contractor’s liability insurance coverage and workers’ compensation certificates. Make sure the coverage is in effect through the entire job.

Look for a company with a proven track record that readily offers client references and a list of completed projects. Call these clients to find out whether they were satisfied.

Check to see whether the contractor is properly licensed or bonded. Call your state’s licensing board for your state’s specific requirements (where applicable).

Insist on a written proposal and examine it for complete descriptions of the work and specifications, including approximate starting and completion dates and payment.

Check to see if the contractor is a member of any regional or national industry associations, such as NRCA.

Call your local Better Business Bureau to check for any complaints that have been filed.
